Framework for 1,000 new homes in Vale area published

Sat 04 Apr 2026

More than 1,000 new homes in the Vale area have been earmarked across 15 sites in a new report released by the States of Guernsey to provide a clearer and more detailed view of what it calls the housing delivery pipeline.

The Housing Committee says the document has been developed to present information in a consistent and accessible format, supporting greater transparency about the delivery of new homes in the island and it plans to update it at least twice a year.

It follows feedback from the Guernsey Construction Forum, prior to its amalgamation with the Guernsey Building Trades Employers' Association (GBTEA), where industry partners highlighted the need for clear, consistent information, to make it easier for businesses to plan ahead, schedule projects and undertake workforce planning.

For Vale parishioners, it shows in a single document where all future building is planned, including Leale's Yard (314 homes), Parc Le Lacheur (180) and some less prominent sites including the former English and Guernsey Arms (19), Franc Fief (253) and Le Maresquet (51).

Not all are in the Vale but are classed by Planners as either in the St Sampson's/Vale inner or outer main centre and therefore directly affect the north of the island. It appears not to include new homes envisaged in the St Sampson's Harbour area under the Guernsey Development Agency's Black Rock reclamation and other schemes.

An explanation of the framework is available here and the report itself is available in the downloads section below.

The Committee for Housing says it will continue to work with industry partners to further develop and refine this work, supporting what it says is a more coordinated and joined-up approach to facilitating housing supply in the island.
